Inoculations, Worming & Flea Treatment

 

Please present your pets vaccination certificates on arrival or before. Any dog that does not have an up-to-date vaccination certificate WILL NOT BE ACCEPTED FOR THE STAY BOOKED. Please Note: you will lose your deposit paid and will be charged the remaining amount on the bill.
* Pets that have not had regular annual boosters will need additional courses for full immunity. Allow 6 weeks before boarding, please ask your vet for advice.

DOGS must be fully inoculated against Distemper, Hepatitis, Leptospirosis, Parvovirus and Para influenza and must have had their boosters within the previous 12 months. THE KENNEL COUGH vaccination IS REQUIRED and must have been administered a minimum of 14 days before staying at Conifers as it is a live vaccination. If your dog has been imported from abroad independently or via a rescue centre we will request a blood test from your Vet for Canine brucellosis. It is the responsibility of the owner to flea-treat and worm their dog at the required time before arrival. If fleas are found on your dog, we reserve the right to ask your contact person to remove the dog (with no refund). We may treat with a flea bath if appropriate which is chargeable at full groomers rate.
We will not apply any treatments that have not been provided by the owner or a vet, due to the risk of allergic reaction in some dogs.

WE RESERVE THE RIGHT TO REFUSE ENTRY TO DOGS WITHOUT FULL VACCINATIONS, SHOWING SIGNS OF FLEAS OR AGGRESSION

Opening Hours: Arrivals and Departures

Monday – Saturday: 9.30am – 12.00am and 2.00 pm – 4pm – all other times by pre-arrangement.

(Any pet not collected by 5pm will be required to stay until the following day and subsequent charge added to the bill)

Sundays: 10am to 12pm (and a short slot at 4pm only) The gates will be closed for the rest of the day

Bank holidays: Reception is closed for all bank holidays: therefore, pets cannot arrive or depart on those days

SHOP OPENING HOURS: 9.30 – 5pm Mon – Sat 10-12 Sunday

For safety reasons on arrival at The Conifers, please leave dogs in the car, or on a lead under control by the owner while checking in.
Persons other than owners are not allowed to collect or have access to dog(s) without prior arrangement by the owners of the dog(s).
Deposit & Days Charged We charge for the day of arrival and the day of collection. EARLY COLLECTION: You will be charged for the duration of booking – not duration of stay. We require 50% deposit with booking and balance payment due on arrival or before by bank transfer. Overnight stays are charged as 2 days minimum & payable in full when booking. During peak times, we book a minimum of a 5 day stay. (Unless there is a shorter space available for the dates requested)

Deposits may be paid by credit / debit cards, or bank transfer. (we do not accept American Express). You can also call us to pay over the phone

1 – 4 Days (including arrival and departure day) payment in full – Double and treble dogs sharing – 50% of booking.

All other bookings – 50% of total cost. Full refund if 30 days or more notice of cancellation is given before check in date.

We reserve the right to revise our prices when necessary. All prices quoted will be at the rate prevailing at time of booking.

 

Early Returns & Cancellations

We do not give credit for early returns, you will be charged for the period booked. ALL deposits will be deducted from cancellation fees if applicable. Please understand that we are a small business and any cancellations or no-shows can have a huge impact on our costs. A cancellation fee ( as below) will also be charged if your booking is cancelled less than 30 days before the arrival date, as per below (the deposit paid will be reflected in the amount payable):

• 16-29 days: 50% of the total booking will be payable
8-15 days: 75% of the total booking will be payable

• 0-7 days: 100% of the total booking will be payable
Any booking cancelled (for any reason – including pandemics) will still have our normal terms & conditions applied to protect our business.

• Bank Holiday surcharge £40.00 inc Vat – Per Room (not per dog)
Age Restriction. New clients may have an entry age restriction, which is considered on individual basis. Please call us to discuss.

 

Checking In

You agree that all your pets details and your address and emergency contact numbers are logged on our database including any special needs, veterinary details, contact numbers, medication and dietary requirements

All dogs must be fully vaccinated and hold a valid certificate that must be presented on arrival (or before) as a condition of residence.

We reserve the right to refuse entry to any dog that shows aggression, is not fully vaccinated or shows signs of illness on arrival.

Health

We require your dog to be in a fit and healthy condition when staying here as a guest. If however, your pet falls ill whilst with us, we will contact you or your emergency contact person to discuss any action required. If we are unable to contact either of you, we will act in the best interest of your dog. If it is an illness or injury that is caused by being here , they will be covered by our insurance up to the policy maximum. If it is a condition that would of happened whether being here or not or a previous condition (or connected to a previous condition) you will be responsible for all Veterinary costs (including emergency care)

Your dogs stay here is at the sole risk of their owners and whilst every care will be taken, the management cannot be liable for illness, injury or death of any animal in their care. In the event of any of these circumstances, we will discuss with your contact person unless you state otherwise. Your dog may be taken to the Vets at our discretion and (depending on the circumstances) transport costs will be charged (up to 5 miles from us £20) (up to 10 miles £30), further than 10 miles 1.50 per mile, plus £8 per 15 minutes waiting time. To cover all eventualities, we are registered with two Veterinary Centre’s. Elizabeth Smiths Veterinary Practice and Henlow Vets.

Whilst your dog stays at The Conifers, you agree that we have access to your pet’s medical records and that we can permit treatment on your pet in your absence, with accordance to the advice of the veterinary professional. If the owner is not contactable in the event of an extreme emergency, we will contact your emergency number. We will act in the best interests of your pet, which may mean giving permission for euthanasia or surgery.

 

Age related conditions

We will not be liable for any Vets fees or subsequent costs for illnesses or injuries that appear whilst your dog(s) in our care, subject to the following:

1. Conditions that are hereditary and appear whilst in our care.
2.Illness / Injuries that are due to growth plate disorders, whether hereditary or not. (Particularly young dogs up to 18 months)
3.Illness / injuries that are common in dogs for your particular breed.
4.Conditions arising from allergies that you have not informed us of.
5.Any previous conditions that appear whilst in our care.
6.Underlying conditions that dogs are prone to and has not yet been diagnosed by a Vet.

We will always endeavour to contact you or your contact number if there are any illnesses or conditions that we are concerned about whilst your pet stays with us. We will of course take instructions from you but reserve the right to take your Dog to our out of hours Vet for a consultation.

By boarding your dog here, you acknowledge that you remain fully responsible for any decisions or actions taken based on illness / injuries as above.

 

Off Lead Exercise

We will need your consent for your dog(s) to be exercised off-lead in our enclosed exercise area.

Any injury caused by running or general exercise activities will not be covered by the insurance of The Conifers Canine Hotel. Any cost of treatments due to injuries of this nature must be covered by the dog’s owner or through their own insurance policy.

 

Seasons

If your bitch is in season whilst staying with us please inform us before you arrive. Your bitch may need to be moved to an alternative room. This may incur an additional charge if a higher standard of room is required/available rather than the one booked. In some instances your dog may be refused if no alternative/suitable accommodation available. Please call us to discuss if you are unsure.

 

Medication

Conifers reserve the right to charge an extra payment for administering medication. For complex medication we reserve the right to charge up to 50% of the daily tariff per administration for existing or new illness. No charge per medication during office hours.

An additional charge may apply for outside normal hours. The Conifers are not responsible for any reactions that your pet may develop with the drugs and we are not responsible for your Pet’s health if it refuses to take medication from our staff. In the event of your pet refusing medication, we will contact your Vet or emergency contact unless stated otherwise by yourself.

If your pet requires medication, please bring it in a clearly labeled container, with the dosage amounts correctly marked on it

Insurance: Your pet is covered by our Pet Insurance whilst in our care up to our policy maximum

NOT covered on insurance.

1.This insurance does not cover pre-existing conditions or disease (or considered to be existing) at the date of commencement of boarding
2.Age related conditions (decision by a Vet) or a condition that would have occurred whether your dog had been boarded with us or not.
3. Veterinary call out charges
4. Other conditions as above for age related conditions, and off lead exercise.

In the event of this occurring, you agree to pay all veterinary bills and Conifers associated costs.

Behavior

We cannot accept guests that display destructive behavior. (especially in our luxury suites). If your dog becomes destructive whilst staying in a premier or luxury suite, he / she will be transferred to standard or isolation kennel and you will still be charged the premier or luxury rate. This is for your pet’s own safety, in case they were to consume anything that they had destroyed. You agree that any damage is chargeable to you.

We do retain the right to separate boarders should there be any problems between them e.g. fighting, illness etc. This may involve extra cost to the customer

If your dog (s) show aggression or separation anxiety that results in bites/injury to a member of staff or public. (or behavior that means we cannot look after them as we should ) You agree that your emergency contact will collect them from our premises. In this instance the full stay will be payable by you and any additional charges will be payable by you.

Belongings

We provide beds, bedding, food bowls and toys. You do not need to bring anything with your dog apart from their collar and lead . If you book off-sites walks please also bring their harness.(We do have harnesses here if you don’t have one)

If you wish to bring some items. Please wash and mark items clearly. We prefer not to take customers own beds unless pre arranged as they can get chewed or extremely muddy when dogs come in from the field. We we endeavour to wash customers when possible but cannot guarantee this.

Any personal belongings that are permitted are at your own risk as we cannot guarantee to keep them in the condition they came in or be lost in our large washing system. We cannot guarantee that these will be returned at the end of your dogs stay, but please mark them clearly to help us.

Care

Guests that stay here are staying at the sole risk of their owners and whilst every care will be taken, the Management will not be liable for illness, loss, injury or the death of any animal in their charge.

Non-Collection

The customer agrees that if their pet is not collected within 7 days of the date due to leave and no communication is received; The Conifers reserve the right to re home, sell or dispose of your pet at our discretion. In the event of not being able to contact you or your emergency numbers, the above will apply.

Accommodation

We offer 5-Star accommodation, conveniently placed on the outskirts of the semi rural South Bedfordshire village Clophill on the A507 / A6, ideally situated for Luton Airport and London
